What is in a HIP?
A HIP will contain information that until now has been received by any potential purchaser of a property after they have 'agreed' to purchase a house.
The following documents must be included in HIP's:
Index - this will list all the documents included in the pack, as well as a record of any documentation that has been requested at a later date.
Sales Statement - a brief statement giving an outline of the property being sold.
Title and Plan - up-to-date legal document of who owns the property as a whole.
Energy Performance Certificate (EPC) - This is the new element in any property transaction. From August EPC's will form an integral part of the HIPS and will enable buyers to compare the energy efficiency of a potential home before they buy it or before they even place an offer on the property. Carried out by a qualified Domestic Energy Assessor (DEA), EPC's will also provide an energy efficiency rating of the property at the present time and a potential rating that could be brought about by future improvement. An EPC will give the buyer an opportunity to consider environmental improvements that can be made to the property. Local Authority Search - an investigation undertaken whereby a search of the local authority will determine whether the property is subject to any proposed plans for development or enforcement.
Property Information Questionnaire - a form which is completed by the seller indicating what tax band the property lies in, if it was flooded and any other general questions a buyer would want to know prior to offering.
